Project Home Builder - Greater Sydney Region

Project Description: Single dwelling housing and medium density residential development.
Role: Consulting Planner.
Tasks:
  • Advise on project documentation and coordination of a major project home builder’s design team (eg designer, surveyor, engineer, stormwater and landscape architect).
  • Identify any other sub-consultants that may be required on a case-by-case basis; engage, brief and manage sub-consultants (eg bushfire, heritage, acoustic, vegetation, geotechnical).
  • Prepare Statements of Environmental Effect in various local government areas including Baulkham Hills, Hornsby, Manly, Pittwater, Ku-ring-gai, Lane Cove, Hurstville, Warringah, Lake Macquarie, Gosford, Cessnock and Wollongong.
  • Liaise with local authorities as required during the assessment period.
  • Liaise direct with clients on pertinent matters eg sub-division, bushfire, heritage, removal of trees etc. General planning advice.

Project Description: Clay/shale extraction with materials recycling facility and landfill.
Project Value: $12 million.
Role: Project Manager (appointed after the first DA by the Client failed).
Tasks:
  • Engage, brief and manage the design team including: - Vegetation/landscaping consultant – issues include remnant Cumberland Plain Forest. Flora and fauna – 7-Part test.
  • Bushfire, Planning, Traffic
  • Geotech for resource evaluation and groundwater (issue: salinity and proximity to Badgerys Creek.
  • Soil and water management.
  • Acoustic, air and dust control.
  • Prepare, lodge and negotiate the development application (Liverpool) under Part 3a of the EPA Act. Integrated development – NSW Department of Planning, Rural Fire Service, Department of Environment and Climate Change, EPA, RTA.

Project Description: 12 x Medium density residential + Heritage restoration.
Role: Project Manager and Planner.
Project Value: $6 million.
Tasks:
  • Source the property and negotiate for acquisition from NSW State Government.
  • Engage, brief and manage the design team including architect, structural engineer, landscape architect, stormwater engineer, heritage consultant.
  • Manage archaeological investigations.
  • Prepare the development application (Baulkham Hills) including Heritage SEE.
  • Prepare BOQ and contract documents for construction.
  • Construction contract administration.
  • Engage, brief and manage real estate agents and marketing.

The Project included the restoration of a heritage-listed cottage and its sensitive incorporation into the overall development, including the building’s curtilage.

Project Description: Multi unit residential + retail.
Role: Client’s agent and Project Manager.
Project Value: $50 million. Source the property and negotiate for acquisition.
  •  Engage, brief and manage the design team including architect, Structural engineer, Landscape architect, Traffic engineer.
  • Prepare the development application (Baulkham Hills) including Site Specific SEE as a Major Project – Target Site.
  •  Negotiations with Foreign Investment Review Board and Department of Immigration.

Acted as the client’s representative to source the property, prepare the design and DA while the Client resided in Shanghai throughout the entire project duration. Project commenced prior to Council developing and implementing their high density development strategy and was seen as ‘the breakthrough project’ for this area. Worked very closely with Council strategic planners and Counsellors to set a benchmark for this type of previously unknown development in Baulkham Hills Shire.
The project was abandoned prior to lodgement of DA when client passed away unexpectedly.

Community_Housing_Project

Community Housing Project

Project Description: Community housing project with sustainable design and construction.
Role: Project Manager.
Description: A joint venture between the University of Western Sydney, Community Housing group Dwelling Place, and sustainability group EarthCare. The project entailed the design and construction of a new building on the University campus that could illustrate environmentally sustainable principles in a building that could be then applied to community housing projects.
The construction techniques used included:
  • Passive solar design.
  • Thermal heat sink principles.
  • Locally sourced building materials eg rammed earth, mud brick, rendered straw bale, and recycled/plantation grown timbers. 

The use of untrained volunteers (ie persons without a building trade background) in the construction process was a key component of the project. Acted as the project manager during the concept, design, fund-raising, sponsorship and final construction stage including the motivation and management of the ‘volunteer’ workforce.
